Disney’s Polynesian Villas Bungalow Price: What it Costs to Stay Over the Water
If you’ve ever walked along the shores of Seven Seas Lagoon at Disney’s Polynesian Village Resort, you might have wondered how much it costs to stay in one of the bungalows that sit over the water. They are one of the most unique resort accommodations at Disney World, offering views of Cinderella Castle in the distance and a private plunge pool on the back deck. They are also among the most expensive accommodations on property.
The bungalows are part of Disney’s Polynesian Villas, a Disney Vacation Club Resort. However, you do not have to be a Disney Vacation Club member to reserve one. Anyone, given availability, can book the bungalows. Each unit features two bedrooms and sleeps up to eight guests. They come with a living room, dining area, and fully equipped kitchen. For now, let’s imagine sitting on the back deck and having a private view of Happily Ever After each evening of your stay. It sounds dreamy, right? Well, given the price, for most of us, staying in a bungalow is just a dream, or perhaps a bucket list stay designated for a special occasion. Whatever that is for you, I thought we would take a look at the average cost of a bungalow at the Polynesian. We’ll also provide an idea of the least expensive to highest priced nights for this type of unit in 2027.

Before we look at the numbers, there are a couple of things you’ll want to know. The data provided comes from rates published by Disney. These rates are often called rack rates and are the price of a room before any discounts or taxes are applied. Discounts are available throughout the year. The information provided is meant to help you distinguish the lowest, average, and highest priced dates for a bungalow at Disney’s Polynesian Villas. Also note that while it’s unlikely, rates could change. The pricing we’ve provided was accurate as of publish time.
Disney Polynesian Bungalow Price Per Night
In 2027, the average price for a Polynesian Bungalow starts at around $4093.00 per night, with the lowest and highest priced dates as follows:
Lowest Price: $3572.00
Lowest Price Dates in 2027:
- 08/15 through 08/19
- 08/22 through 08/26
- 08/29 through 09/02
- 09/06 through 09/09
Aside from these lowest-priced dates, the majority of June, July, and August have prices that come in below $3700.00 per night.
Highest Price: $6020.00
Highest Priced Date in 2027: 01/01
Aside from the first of the year, the next peak price is $5439.00 for the following dates in 2027:

- 01/02/27 ($5437.00)
Then, after Thanksgiving, we see the week leading up to Easter Sunday and shortly after, coming in at $5130.00 per night. Here are those dates:

Why the Pricing Varies for the Bungalows
Pricing is based on several factors:
- Seasonality: Obviously, holiday weeks, spring break, and popular travel times push rates to their highest. As you can see from our data, we see lower demand most of the summer, especially in August, when pricing is at the lowest.
- Availability is another condition that likely affects pricing. With only 20 units, inventory is tight, which often leads to higher pricing.

What You Get for the Price
The bungalow is a two-bedroom villa designed for up to eight guests. It includes features that are not found in standard resort rooms:
- Private deck over the water
- Plunge pool on the patio
- Direct views of Magic Kingdom fireworks
- Full kitchen and dining area
- Two bathrooms
- Washer and dryer
Each bungalow also sits at the edge of Seven Seas Lagoon, which gives it a level of privacy that is difficult to find elsewhere on property. They are also staggered on the water, so you’re not directly facing anyone.
Cost Per Person Perspective
If you have the full number of 8 guests, the price might look somewhat different when divided. As an example:
- $4093.00 per night/8 guests = $512.00 per person, per night
That’s still a significant amount, but it might help you if you’re comparing other types of accommodations.
Is the Price of the Polynesian Bungalow Worth it?
As much as I would love to answer that question, I simply can’t. The overall value will depend on the experience you’re hoping to obtain. One thing is for sure: a stay here is definitely one-of-a-kind. Of course, there are also plenty of suites at the Island Tower and a few club-level suites at Disney’s Polynesian.
While expensive, we do enjoy the come-and-go nature of the King Kamehameha club-level lounge at the Polynesian. The upper-floor club-level rooms in the Hawaii building face Seven Seas Lagoon, also offering good views of nightly fireworks at Magic Kingdom. Of course, some of the suites are located closer to the Great Ceremonial House, so that’s something you might want to consider as well. Whether you’re planning a stay in a bungalow or were only curious about the price, we hope this overview was informative. We enjoy staying at the Polynesian, but I’m not quite sure we’ll ever make it to the bungalows. They are expensive, and in most cases, our travel party just isn’t that large.
